Accommodation booking terms
The core rules for direct reservations, payment, cancellation, complaints and the accommodation contract.

1. Operator and scope
These terms govern direct accommodation reservations with AD-POL Michał Burowski, Sole trader (jednoosobowa działalność gospodarcza) registered in CEIDG, ul. Gołębia 2 lok. 5, 31-007 Kraków, Poland, Central Registration and Information on Business (CEIDG), maintained by the minister responsible for the economy, KRS: Not applicable — a sole trader is entered in CEIDG, not in the KRS court register, NIP: 6760124691, REGON: 122489966, share capital: Not applicable — the operator is a sole trader, not a company, for the property Aparthotel Stare Miasto, Ul. Gołębia 2, 31-007 Kraków, Poland.They supplement the specific room, rate, payment and cancellation conditions displayed before the guest confirms a booking. If a specific rate condition is more favourable to the consumer, it applies. Mandatory consumer rights always prevail.
2. Booking process and contract
- The guest selects dates, number and ages of guests, room/rate and any permitted extras in OnePageBooking.
- Before the final order, the engine must show the essential service characteristics, total price including taxes and unavoidable charges, payment method, cancellation/no-show terms and any minimum stay.
- The final paid-booking control must clearly communicate that submitting it creates an obligation to pay.
- The contract is concluded when the booking is accepted and a confirmation is sent on a durable medium. The guest should verify the confirmation and promptly report errors.

3. Price, payment and promotions
The total price and payment schedule shown for the selected rate before confirmation are binding, subject to obvious errors and mandatory law. No optional extra may be preselected or charged without express agreement.If a price reduction is advertised to Polish consumers, the communication must also show the lowest price for the same service during the 30 days before the reduction, where the statutory rule applies. 4. Cancellation and no 14-day withdrawal right
For accommodation other than residential purposes where a specific date or period is agreed, the statutory 14-day right to withdraw from a distance contract does not apply (Article 38(1)(12) of the Polish Consumer Rights Act).This does not remove cancellation rights granted by the selected rate. Refundable, non-refundable, modification, prepayment and no-show rules are the exact conditions displayed for that rate before booking and repeated in the confirmation.
5. Stay information
- Standard check-in starts at 15:00 and standard check-out is by 11:00, unless the confirmed offer states otherwise.
- Only the number of guests confirmed in the reservation may stay. Child age and occupancy rules must be entered accurately so the engine can calculate the correct room and price.
- Special requests are subject to availability unless expressly confirmed. Early check-in and late check-out are not guaranteed and may carry a disclosed fee.
- The guest must use the property lawfully, respect safety instructions, quiet hours and other guests, and is responsible under applicable law for damage caused by them or persons for whom they are responsible.
6. Complaints
Problems during a stay should be reported promptly to reception so the hotel can try to remedy them. Formal complaints may be sent to reservations@ahsm-krakow.com or [COMPLETE: postal address for complaints, if different from the registered address] and should include booking details, the issue, relevant evidence and the requested remedy.A consumer complaint will be answered on paper or another durable medium within 14 days of receipt unless a different statutory rule applies. Failure to complain during the stay does not remove rights granted by mandatory law.
7. Out-of-court dispute resolution

Polish consumers may obtain information from the relevant municipal or district consumer ombudsman and UOKiK consumer-information services.The former EU ODR platform was discontinued and Regulation (EU) No 524/2013 was repealed from 20 July 2025; no obsolete ODR link is provided.
8. Governing law and languages
Polish law applies without depriving a consumer habitually resident in another country of mandatory protection granted by the law applicable under EU conflict-of-law rules. The Polish version is provided for transactions directed to consumers in Poland; translations assist international guests and do not restrict consumer rights.
